The first documented map of this block contains nothing but a drawing of a road, which is now present day Roosevelt way. Seeing how this road is well over a century old shows that it is no surprise that is still a major part of this area.

The University of Washington had just recently opened and this area was becoming more and more populated. Around fifty years later this block and the surrounding area have become a major part of Seattle.

This block is one of the only blocks to be zoned for both commercial and residential usage in 1947. The block is divided perfectly in half also with height restrictions limiting the residential side from building too high.

By 1973 a city ordinance changed the entire block into a commercial area. This zoning has remained through the present day, however there remains two residential buildings still in existence on the north and south end of the block.

Between the late 1890s and mid 1900s the block was primarily used for single family homes. In a way this area was a suburb of the main part of Seattle.

As Seattle and the University grew, there was a rising demand in commercial building along this main road and thus the city rezoned the area.

The block then had some small offices and one building that houses an accounting firm remains today. Since then, the land was purchased by the University of Washington in order to build a clinic for the University of Washington Medical Center.

As the Medical Center became larger, it was necessary to create more outpatient clinics to service the area. While it still maintained its zoning, it technically does not follow it correctly as there are still residential buildings that were constructed prior to the rezoning.
